Weinberg Place – Senior Living

The Weinberg Place is a high-rise senior living specifically designed for seniors 62 & better and residents of all ages with a disability, operated as a HUD property in Baltimore, MD.  Gipe Associates provided mechanical, electrical, plumbing, and fire protection engineering consulting, design, and contract administration services.  The 11-story 161,440sf senior living facility includes nearly 230 units, a Commercial Kitchen, Dining Room, office space, lounge area, billiards room, and a basement dedicated to mechanical and electrical systems.

Mechanical design included a new fire pump and controller, replacement of the domestic water booster pump system, new plumbing fixtures in all apartments and associated replacement of the domestic water, sanitary and vent risers, a new dedicated outside air system to supply ventilation to the dwelling units.  The new DOAS system will allow reuse of the existing PTAC units that are less than 5 years old.  PTAC units designated for replacement were upgraded to a higher efficiency.

Electrical Systems renovations included a new building electrical services with switchgear and metering, replacement of each apartment load center, fire alarm device and lighting replacement were provided for renovated areas, and five apartments designed to accommodate the audio/visually impaired.

The existing electrical service that previously fed from the adjacent Levindale Hospital. A new service consisting of a new primary feeder and medium voltage switch was provided and fed from the local electrical utility.
